High Priority
Call office. If after hours call for emergency contact information.
- No heat if outside temperature is below 45°F (7°C)
- No A/C if outside temperature is above 90°F (32°C)
- No hot water
- No electricity — not urgent if only one outlet is not working — check breakers or fuses first
- Refrigerator not cooling
- The only toilet at the property is not functioning
- Major water leak or burst pipe
Non-urgent
Call office or submit a service request through the Tenant Portal.
- Appliance other than refrigerator not working
- Slow leak that can be contained, or valve can be turned off
- Slow draining sink or tub
- Loss of electricity to one outlet— check breakers or fuses first.
Tenant Responsibility
Inquire with the office if assistance is needed.

After-Hours Lock Outs
Call office for after-hours personnel as late as midnight. After-hours lock outs will result in a fee of $150, plus any cost for locks and keys if applicable.
Submitting Service Requests
We highly recommend calling the office or using the Tenant Portal for service or maintenance requests. Emails are checked frequently, but may not be monitored constantly. When submitting your service request, provide your address, phone number and specific details related to your request.
Utilities and Services
Please be sure that all utilities are on and in your name by your move-in date. Please refer to your lease if you are unsure which utilities you are responsible for paying.
For properties in which utilities are not included in the lease, the best way to get an estimated cost would be to contact the utility company directly, give them a specific address, and ask them for a high/low/average utility bill.
